  • How do retirement villages work?

Registered retirement villages in Queensland operate under the Retirement Villages Act 1999 (Qld) (Retirement Villages Act), which stipulates your rights as a residents and how the village must be operated. Retirement villages are resident-funded. After making a choice on your preferred village and purchasing your home or unit, you will have an ongoing monthly charge that covers the general outgoings of the village, such as council and water rates, building insurance, grounds and gardens maintenance, management and administration.

  • Do I own my own home?

Once you have decided on the home or unit of your choice, a lease is provided to you. The lease contains the rights and obligations of residents and the village owner.  The lease is registered on title, providing security of tenure and the right to use common areas and the village’s facilities. No stamp duty is payable.

  • Are there really no taxes or stamp duties to be paid?

That is correct. There is no stamp duty or GST payable.

  • Can I make changes to my home?

To ensure that standards and regulations are met, you will need to check any intended changes with the village manager.

  • What if I move to a retirement village and then want to leave?

If you decide you want to move out for any reason within 3 months of your lease commencing, we’ll refund your ingoing contribution and waive your exit fee.

All you'll pay is the general service fees and maintenance reserve fund contribution for the duration of your stay, the cost of repairing any damage above fair wear and tear and any costs connected with the termination of your lease.
